Thanks in part to the arena promise as a downtown rejuvenator, Amway decided not to raze the Plaza Towers complex during an intense, weeklong mediation process at the Marywood center in meant to untangle the mess of litigation.
The deal included a lease-back option on the Amway-owned hotel portion. The complex was evacuated in October after a small fire on the 17th floor caused smoke and water damage, but no injuries. Fearington said more attention has been put toward the Plaza's amenities, including an overhaul of its onsite fitness center. As of Tuesday, records with the Leon County Property Appraiser's office show 96 units have been sold at the Plaza Tower since it first opened.
The plaza's website flashes a huge banner stating more than units sold, but that includes resales from parents handing off ownership to their college-age children in Tallahassee. The "Bottom Line" monthly report produced by the Tallahassee Board of Realtors shows Tallahassee's overall housing market has a low inventory with a 4. That means all 2, active listings could be spoken for if they all sold in the next few months. Real estate experts say a housing market should have at least a five month's supply.
Miriam Nicklaus, president of the Tallahassee Board of Realtors, said the Plaza has sold eight units in the last six months. It was really difficult to get through that.
Nicklaus said a "unique buyer" would be interested in living in a downtown condo, adding the majority of buyers are looking for traditional or neighborhoods suitable for raising a family. All session rentals are available for four-month leases. Fearington said the Plaza doesn't allow short-term rentals. Referrals are the main marketing driver for the Plaza.
Its residents are flush with cash and usually own multiple homes. She said around 60 to 70 percent of the Plaza Tower residents paid cash for their units. For many of them, the Plaza isn't their forever home. Fearington and her team are hoping the marketing blitz will help, but she admits its an uphill battle. Unlike some of the recent high-profile downtown projects, no public money was used toward the Plaza's construction, according to the city.
The Cascades Project is requesting funds from the Community Redevelopment Agency Board for infrastructure features used by the public, including parking.
